“30/70/Green”
As a special incentive to Buyer’s of “green” homes in the new tropical resort community of Real de Santa Ana in Todos Santos, Punta Lobos Inmobiliaria, New Tek Construction Solutions of La Paz and King y Asociados are offering construction financing for 30 homes to qualified buyers, beginning July 15 until October 15, 2008.
In the construction of these homes, we are utilizing specific design elements along with environmentally friendly engineering systems to create the first “green” resort community in the tropical oasis of Todos Santos. These earth-kind features include the energy-efficient Quad-Lock ICF building system, low-E thermal pane windows, water and waste recycling, solar pre-heated hot water, and the option of a solar grid-tie inverter system which sends energy back to the electricity grid. All of these features result in lower energy costs for the owners and a much higher resale value which makes for a sound investment.
This special finance program is subject to the following terms and conditions:
- Buyer places a $10,000.00 USD initial deposit into escrow to initiate the finance approval process.
- Upon Buyer receiving finance approval, Buyer’s deposit becomes non-refundable and is credited toward the balance of 30% of the total purchase price due within 15 days of approval notification. Note: Buyer’s initial deposit is refundable in full if financing is not approved.
- Upon Buyer receiving finance approval, the balance of the deposit totaling 30% is due within 15 days with the loan balance of 70% used to finance construction.
- The finished home will be delivered to Buyer within 18 months from the start date of the purchase contract.
- Buyer pays only small interest payments * on the construction loan until Buyer takes delivery of the finished home.
- There is only a limited amount of construction financing available for this program.
* Monthly payment is based upon a low amortization rate of 7.59% for 10 years, 8.75% for 30 years and includes hazard and life insurance.
